Overview of Key Regulations
In this small island that we call home, land is scarce, which means spaces created for living will naturally be smaller, with regulations to ensure safety and optimized land use. Understanding Singapore’s regulations is essential for any interior project, as they directly influence design decisions and coonstruction processes. Let’s take a look at some of the key regulations that HDB imposes.
Hacking works:
It is stated in the HDB website that all demolition of non-load bearing reinforced concrete (RC) elements, such as partition walls, party walls, stiffeners, lintels or hangers, require a permit before the demolition works can begin. Demolition of partial or complete internal non-structure lightweight partitions walls such as hollow block / brick walls also require a permit before hacking. Load bearing walls cannot be hacked at all.
Plumbing works:
Many Singaporeans find exposed piping unattractive and prefer it to be concealed. However, concealing piping is prohibited under HDB regulations.
Electrical works:
Similar to plumbing works, running of new concealed electrical wiring is also not allowed under HDB regulations.
These are just a few of the key regulations set by HDB. So, what solutions can we propose to navigate these restrictions? A skilled designer can navigate the constraints of load-bearing walls to create a layout that is both ergonomic and tailored to your lifestyle. While exposed pipes in the kitchen and bathrooms cannot be concealed under tiles, they can be covered using gypsum partition boards or marine grade plywood. For electrical works, installing a false ceiling is a viable option if you wish to include more lights than the main electrical points provided by HDB.

~The next step is to actually design your home through 2D technical drawings and renderings. Optimizing the layout, style and mood as well as material selection will be included in this portion. Be sure to be very certain of the layout you want before moving on to the next step to avoid costly mistakes! Be sure to discuss the timeline as well as the budget. Remember to factor in extra time and money for approvals, inspections, and contingency.
Project Management
~The most important and exciting step, seeing your dream home come to life! Of course it’s no time to relax yet. Collaborate closely with your interior designer to find out what works are going on and ensure compliance to HDB regulations. If you are managing contractors on your own without a designer, be sure to be clear on the project flow and arrange contractors with a 1-2 week
